Roof flashing is an essential protective component that prevents water damage. It’s typically made from aluminum, copper, galvanized steel, lead, or PVC. The material is also very thin, but with proper maintenance, it can last for several years.
Sheet metal expert Roofmasters Roofing and Sheet Metal Company shares four tips to keep your roof flashing in tiptop shape.
1. Fill Holes
Flashing is designed to be water-resistant, but it’s possible for small holes to form due to corrosion or wear. In this case, you can either replace your flashing or cover up the hole. If you choose the latter solution, make sure to remove the rust first. You can use a stiff-bristled brush for this. Then, use a piece of flashing that’s several inches bigger than the hole you’re trying to cover. Using roof cement, secure the overtop of the hole as well as the outer edges of the patch.
2. Secure the Flashing
If the flashing becomes loose or gets removed, check the screws. The screws may no longer be intact, so you need to purchase new ones.
3. Fix Leaks
For leaks, you’ll need the expertise of roofing contractors to confirm the main source of the problem. They may also need to check if the flashing has been installed properly. If this is the case, roofing cement is usually enough to fix the leak.
4. Recaulk
Flashing is tied into the mortar of the chimney, creating a waterproof barrier. The mortar, however, may crack or crumble over time. Watch out for this as this signals a need for recaulking.
